Metal Roofing

Metal roofing systems have gained in use and popularity due to their low life cycle cost.  According to a study conducted by Ducker Research Company in 2003, metal roofs have the lowest life cycle cost when compared to asphalt and single-ply roofing systems.  Some interesting conclusions follow:

  • The life cycle cost of a metal roof is significantly less than an asphalt or single-ply roof. The expected life cycle cost of metal roofs reported in this study is 30 cents per square foot per year, asphalt is 37 cents per square foot per year, and single-ply roofs is 57 cents per square foot per year.
  • Metal roofs have a significantly longer expected service life than either asphalt or single-ply roofs. According to Ducker findings, metal roofs are expected to last 17 years longer than asphalt and 20 years longer than single-ply.
  • The expected service life for a metal roof system is 40 years, while the expected service life for asphalt roofs and single-plies are 23 years and 20 years, respectively.
  • Owners and property managers report performing little or no regular maintenance on their metal roofs in this study. A comparison of maintenance costs over the life of the roof for metal versus asphalt and single-ply shows that owners of metal roofs spent approximately 3 1/2% of total installed costs on maintenance, versus 28 1/2% for asphalt roofs and 19% for single-ply roofs.

Despite a greater initial investment to implement a metal roofing system, based on the results of the Ducker Research Company one can conclude that metal roofing is a wise investment over the long term.  While some structures do not lend themselves to easy implementation of a metal roofing system, thoughtful facility owners and managers will carefully consider selecting a roof system which will stand up over time.

BUR consists of multiple layers of reinforcement fabric (known as roofing "felts" or "plies") alternated in layers between asphalt.  This type of system has been in use for over a century, and has evolved through modern methods and materials science into the BUR systems of today.  In instances where the odor of melted asphalt, or logistical concerns of lugging hot asphalt (425° F at the kettle, and between 325° and 400° at the point of application) to the project area, modern installations utilize "cold process" BUR which uses a solvent-born asphaltic adhesive as the interply binder between the layers of reinforcement fabric.  Modern materials have also spawned the advent and widespread use of polymer-modified capsheets which when incorporated into a BUR waterproofing membrane system are referred to a "modified" or "hybrid" systems.

Single-Ply Roofing

Single-ply membrane roofing is an economical way to address low-slope roofing applications due to the ease of installation and long-term flexibility.  Modern single-ply membrane roofing systems consist of two main categories: thermoset and thermoplastic.  The thermoset membranes like EPDM (rubber similar to that found in automobile tires) are cured after heating into sheet form at the factory.  Thermoplastic membranes consist of plastic polymers which can be re-softened upon heating, as is the case with the main types in use today, TPO (thermoplastic polyolefin) and PVC (polyvinyl chloride) membranes.  Each type may be reinforced with polyester fabric or glass fiber matrix embedded in the sheet.  Single-ply membrane roofing was first placed into use after advances in materials science after World War II.

As single-ply membranes have supplanted many built-up roofing (BUR) installations in market share, many years of applied service have contributed to the present state-of-the-art science involved in single-ply roofing membrane chemistry and design.  The membranes of today are the fruit of decades learning to overcome the challenges presented by environmental conditions such as UV exposure, wind uplift, oxidation, and temperature effects upon a relatively thin single layer of waterproofing protection for the contents of a building.  Modern single-ply membranes are in general an excellent choice for the facility owner or manager who wishes to protect a large, flat, rarely-traveled area at a reasonable cost.
